There is a sheep farm in upstate New York that we love to visit.
The owner is an NYC resident who fell in love with the northern forests and bought a small farm with a beautiful old Victorian farmhouse.
She then turned it into a bustling weekend bed and breakfast and is now always booked from the months of June through October.
It doesn’t hurt that she cooks a great breakfast!
Land is Just the Start
I think many of us know of places like this.
Small scale businesses run by folks who have turned a parcel of land into a way to make some extra money.
That’s the great thing about vacant land.
It’s an open playing field.
And with some creativity, you can build any number of businesses off of a parcel of cheap land.
Here are just a few of the many things you can do.
1. Create a Fishing Pond
Can’t get enough weekend fishing trips?
If you have several acres of land, you can build your own fishing pond and stock it with your favorite fish.
With a large enough pond, you can even create a small income stream by building out a few amenities and charging for day use.
Put some cabins on the lot as well and you can capture a premium on Airbnb for use of the fishing pond.
2. Build Furniture from Timber
Looking for a creative outlet?
Have a background in woodworking or sculpture?
You can buy a few acres of wooded land and harvest some of the timber for woodworking.
Set up a shop on the grounds and build your own furniture to sell on Etsy or at a local market.
3. Start a Touring Business
Are you an adventure seeker?
If you love off-road sports such as snowmobiling, dirt biking, or ATVing, you can buy a large parcel of land and build some trails.
Buy or lease a couple of vehicles and you can set up a weekend business offering off-road tours of your property.
4. Lease Your Land for Solar Development
Are you passionate about sustainability?
If you have a desert property or one that gets a lot of suns, you can lease your land to a solar company.
In many states, solar leases are very profitable.
5. Set Up for Glamping
Airbnb is a huge resource for landowners and glamping is becoming more and more popular on the platform.
Many folks want to escape the city and sleep close to nature without completely roughing it.
Set up a few cabins or glamping spots on your property and you can build up a profitable side business.
6. Grow Produce
One of the oldest ways to make money off of land is through farming.
If you have a green thumb or love farming, you can grow some produce and sell it at the local market.
Your operation can be as simple or complicated as you would like.
7. Grow Flowers
Produce doesn’t have to mean just veggies; you can also grow flowers or herbs.
These will sell as well!
8. Develop a Line of Natural Soups or Beauty Products
Instead of selling your home-grown herbs at the local market, you can use them to create a line of natural soaps or shampoos.
You can then sell your products in any number of places, such as Etsy, farmer’s markets, eBay, etc.
9. Rent Out Your Land for Photoshoots
An unspoiled forest or desert always makes for a nice backdrop.
Get to know some local photographers and offer to rent out your land for their photoshoots.
If you are a photographer yourself, you can also make your parcel into your own photo studio.
But This Isn’t All
These are just a few of the possible options.
With a bit more thought, I’m sure you can come up with another 20 ideas.
After all, land can facilitate almost any hobby, business idea, or dream.
Just make sure you follow all local building and zoning regulations when making any changes to your property!
